About This Category

Buying and renting property in Nepal

Property is one of the most competitive and high-value categories on ListGarum. Nepal's property market ranges from urban apartments in Kathmandu to agricultural land in the Terai and commercial premises in growing cities like Bharatpur and Biratnagar.

Renting is the most searched property activity on the platform. Rooms and flats for rent in Kathmandu, Pokhara, and Lalitpur attract the most buyers. Landlords who post on ListGarum typically receive their first message within hours of going live - for free, with no agent commission.

For property purchases, ListGarum connects buyers and sellers directly. This is particularly useful for small landlords and individual sellers who do not want to pay an estate agent 1-2% of the sale price just to list their property.

Post your property listing in under two minutes. Add photos, set your price per month or sale price, describe the property, and let buyers find you through city and category search. Listings are active for 30 days and free to post.

Buyer's Guide

5 things to check before buying or renting property in Nepal

01

Check the lalpurja

The lalpurja (land ownership certificate) is the primary legal document proving ownership of land and property in Nepal. Always ask to see the original lalpurja and verify the owner's name matches the person selling or renting. Do not proceed without seeing this document.

02

Verify the tippani

The tippani (survey map) shows the exact boundaries and measurements of the land plot. Compare it against the lalpurja and the physical property. Boundary disputes are common in Nepal, so having a clear and matching tippani is essential before any sale.

03

Visit in person before committing

Never agree to buy or rent a property based on photos alone. Visit in person at least once during the day to check the actual condition, surroundings, road access, water supply, electricity connection, and whether the size matches the advertised description.

04

Verify ownership and liens

Visit the local Land Revenue Office (Malpot Karyalay) to confirm that the property has no outstanding loans, mortgages, or legal disputes attached to it. This check is free and can prevent serious financial loss from buying encumbered property.

05

Check road and access rights

Confirm that the property has legal road access from a public road. Landlocked plots without a right-of-way are common in Nepal and their value is significantly lower. Ask to see documents proving access rights if the property is not directly on a main road.
